Manhattan Beach is a family-oriented, affluent and laid back community. You’re likely to bump into a friend or neighbor if you walk on The Strand, and volleyball creates 2 degrees of separation from everyone in town (if you know someone, they either play or know someone who plays beach volleyball).

Locals love the Holiday Fireworks show (an out-of-season but endearing event) in December, the Hometown Fair in October and Concerts in the Park during summer. Each is a festive, family-driven gathering (but also a party…). Best local surfing is in El Porto, you’ll see pro beach volleyball players at 15th Street and many Kings, Lakers and Clippers hang around town in the off-season. Even though they’re the best times to peep hardbodies, many locals choose to disappear for Memorial Day, Fourth of July and Labor Day. The Farmers Market takes over Downtown on Tuesdays, which adds an option for food and entertainment of kids but makes parking a hassle…

The Manhattan Beach homebuying season for 2017 began and ended as a “Seller’s Market” with homes that were priced properly selling quickly and often with multiple offers.

Since the recovery began in early 2012, home values have consistently increased year over year. There are more buyers than there are suitable homes (suitable home being defined as well-priced and free of stigma or issues), and that trend is expected to continue. I personally track consumer confidence, and for the time being, buyers remain confident as interest rates remain attractive.

The lowest sale of the season was $820,000 for a two bedroom, 1,200 square foot condo on Manhattan Beach Blvd., originally built in 1978. The median sales price was $2,395,000. The most expensive sale was $21,000,000 for a south-facing 1.5 corner lot in the heart of downtown Manhattan Beach.
